Jordan has spent 18 years running the commercial side of construction projects — an MEP specialist with single-project responsibility on contracts up to £250 million, leading the commercial function across applications, variations, CVRs, procurement, final accounts and claims, under JCT, NEC and FIDIC forms, on projects spanning the full range of sectors.

He co-founded flex commercial on a simple observation: most contractors, clients and developers don't need another employee — they need senior commercial firepower, exactly when the project demands it. So that's the firm. Jordan leads every engagement personally, backed by a deployable bench of vetted quantity surveyors at every grade.

Neil has spent 14 years in commercial management and contract administration across the UK and the Middle East — in contractor, consultancy and PMO settings, on projects from £1m refurbishments to a £1.5bn manufacturing megaproject, where he currently leads the CSA commercial function. His specialism is the part of every building where the money genuinely hides: mechanical, electrical and public health services.

Fluent across JCT, NEC and FIDIC forms, Neil has run commercial teams of up to twelve, delivered client-side on major healthcare completion works, and managed MEP packages through contractors, PQS practices and international programmes. At flex he leads the MEP service line — and keeps the firm's promise that a specialist, not a generalist, reads your services packages.

What does this cost compared to hiring a QS?+

A senior QS employed full-time costs well north of £80–100k a year once salary, NI, pension, car and holiday are counted — whether the workload justifies it that month or not. A flex retainer starts from £1.5k/month and scales with need; day-rate deployments run only as long as the work does. You get senior-level output in the months you need it, and zero cost in the months you don't.

We already have a QS. Why would we need you?+

Then you likely need us for the overflow, not the day job — the claim your team hasn't time to build properly, the final account that's drifting, the quarter when workload outstrips your team's capacity and a major application lands. We slot alongside in-house teams constantly; good QSs tend to like having us there, because we take the work nobody has capacity to do well.

Is our commercial information safe with you?+

Completely. NDAs as standard if you want one, professional indemnity insurance in place, and a hard internal rule: we run conflict checks before accepting any instruction, so we will never act on both sides of the same job. Eighteen years in this industry runs on reputation — ours is the asset we protect most carefully.

Can we use you for just a few weeks?+

Yes — that's the point of the name. Minimum engagement is four weeks for deployments; fixed-fee project work (a final account, a contract review) is scoped and priced as a single deliverable. Plenty of clients start with one small piece of work to test us. We'd encourage exactly that.

Do you act for clients as well as contractors?+

Yes — both, deliberately. Contractor-side work keeps us sharp on how value is claimed; client-side work uses that same knowledge to control cost and defend against weak claims. The two make each other better. The rule that makes it work: we never act on both sides of the same project, and we run a conflict check before accepting any instruction.

Aren't you just a recruitment agency?+

No — and the difference shows up after day one. A recruiter's involvement ends when the placement starts; ours is just beginning. Every surveyor is vetted by our directors — commercial managers with careers on projects to £250m — before you ever see a profile. Once deployed, they have a weekly touchpoint with a flex director and you get a monthly review with us. They work under our oversight and our professional indemnity insurance, and if someone isn't the right fit, we replace them. You're not buying a CV; you're buying a managed commercial resource.

How does IR35 work with you?+

We contract business-to-business: you engage flex commercial ltd for defined services and outcomes — never an individual pretending to be a supplier. Surveyors work under flex's direction, with genuine substitution rights (if someone isn't right, we replace them), statements of work and clear deliverables. We supply a service, not staff — and every engagement is structured for status from day one. It's cleaner than a contractor arrangement, by design.
